HAMILTON MOUNTAIN HOMES UNDER $800,000

What if someone else helped pay your mortgage?

Buying a home might be more affordable than you think.

Imagine owning a home, living in one unit, and renting out the other. The rent you collect could help cover your mortgage and lower what you pay each month.

It's called house hacking, and it could be a smart way to get into the housing market sooner.

Explore my hand-picked list of Hamilton Mountain homes with rental income potential, all listed under $800,000.

House hacking

What could house hacking look like for you?

Let's say you buy a home with two units.

You live in one and rent out the other.

  • Your monthly mortgage payment: $3,500

  • Rent collected from the other unit: $1,800

  • Your share of the mortgage: $1,700/month

That's $1,800 in rent helping you pay your mortgage each month!

Curious what the numbers could look like for you?

Try the free calculator and explore homes that could make this possible.

Example only. Actual mortgage costs, rental income, taxes, insurance, utilities and other expenses will vary. Rental income is not guaranteed.

Who this is for

You may have more ways to buy than you think.

Buying on your own

Buying on your own can feel like a big stretch. Living in one unit and renting the other could help with your monthly housing costs.

Buying with family

You and a parent, sibling or another family member may want to share the costs while each having your own living space.

Buying with a friend

You and a friend may be ready to explore buying together. A clear plan for ownership, bills, repairs and future changes can help you start on the same page.

Planning ahead

You do not need to be ready to move. Watch prices, explore neighbourhoods and learn what might fit your future.

What is house hacking?

You may hear this called house hacking. In simple terms, it means living in part of a property and renting out another part to help with the costs.

For illustration. A semi-detached home is shown as a common Hamilton housing style; legal two-unit status is not confirmed for any property.

Possible benefits

One property. More ways to share the cost.

  • Rental income may help offset monthly expenses.
  • Buying together may allow people to pool down payment funds and share bills.
  • Separate living spaces may offer more privacy than sharing one household.
  • Learning about homes and costs early can help buyers make a more informed plan.

The right fit depends on the property, your financing and your plans. Rent does not remove the need to budget for repairs, taxes, insurance and months when a unit may be empty.

The Listed app is available for iOS and Android. Some features or data may require an account and depend on location; not every property in Canada is covered.

Duplex checklist

10 things to check before buying a duplex

  1. 01

    Legal use

Is the property approved for its current two-unit setup?

  2. 02

    Safety and permits

What permits, inspections and fire safety records are available?

  3. 03

    Current tenants

Who lives there now, and what leases, rents and obligations are in place?

  4. 04

    Your move-in plan

Will the unit you want to live in actually be available? Do not assume a buyer can immediately move into an occupied unit.

  5. 05

    Realistic rental income

What rent is supported by comparable units, and what restrictions or existing tenancies affect it?

  6. 06

    Full monthly costs

What should you budget for beyond the mortgage?

  7. 07

    Property condition

What repairs or updates might be needed soon?

  8. 08

    Everyday living

How do entrances, parking, laundry, outdoor space and utilities work?

  9. 09

    Financing and insurance

Will the property and your intended use fit your lender's and insurer's requirements?

  10. 10

    Buying together

How will you handle ownership shares, bills, repairs, disagreements and someone wanting to sell?

You do not need to figure this out alone. I can help you ask the right questions and connect with the right people.
